Sherway Villa Apartments in Reseda offers a variety of apartment and community amenities, including a pool and spa, BBQ/picnic area, and hardwood-style flooring. Visit our Amenities page for more information.

The pool area is open 7 days a week, 8 a.m. to 10 p.m.

All units come with one uncovered parking space, however they have the option to exchange that for a carport covered space with storage for ($30/mo), or a tandem space that fits two vehicles for ($60/mo).

We have laundry facilities located on each floor that are app operated.

We are a pet friendly property, with a (2) pet maximum with a 35lb weight limit. Unless there is an ESA we do not allow (Boxers, Pitbull, Doberman's, German Shepards, American Bully, Rottweiler, Bulldogs, or any other aggressive breeds.)

The pet security deposit is $300 and pet rent is $30 per month per pet.

No, we would be pleased to offer in person tours of our community during regular office hours.

Our leasing office is open Tuesday-Saturday from 9 a.m. to 6 p.m. You may walk in or schedule an appointment online via our website between 10 a.m. to 1 p.m. and 2 p.m. to 5 p.m.

Our onsite leasing office is open Tuesday through Saturday between 8 a.m. and 6 p.m.

Applications are often approved in 72-hrs. Please carefully review the rental criteria, which is available as part of your application, to avoid any delays in processing your application.

We require a holding deposit of $250 and an application of $60 per application when applying for your new home. You will pay the remaining balance of your security deposit and first month's rent, or a prorated portion, at the time of move in.

Yes! Rent may be paid online through your Resident Portal. You may make one time payments or set up recurring payments within the payment portal.

Yes, renter's liability insurance is required.

No, utilities are paid separately from your rent.

Utilities to be set up by the resident are Electricity (LADWP) and Gas (SoCalGas).

Spectrum or Verizon are the providers for internet and cable.

Yes, our community offers a resident referral fee. Your on-site leasing office will provide more details.

Sherway Villa allows guests up to 14 days out of the month. If you will be accommodating more than 2 guests, please inform the on-site team for approval.

We do not offer rental price reductions on longer leases at Sherway Villa. You may pay rent for a year in advance to secure your unit.

No, we do not allow subletting at our community.

You may elect to pay a lease break fee equal to one month of rent or you will be responsible for the remaining months of rent left on your lease agreement.

Maintenance

Yes, we do have on-site maintenance.

Work orders may be submitted online through your Resident Portal.

Maintenance work orders are completed by one of our experienced onsite maintenance team members.

No. You may provide permission for us to enter when you submit your work order through your Resident Portal or by speaking with one of our onsite team members.

The onsite leasing office is able to assist during regular office hours. We do not provide after-hours lock out services.

You may customize your home with non-permanent decorations. Any modifications you make to your home during your residency may incur a charge at the time of move out. Charges are incurred when maintenance is needed to return your home to its original condition at the time of move in.

We are located at 17808 Sherman Way, near the southwest corner of Sherman Way and White Oak. From the 101: Exit White Oak, go north on White Oak, make a left on Sherman Way. From the 405: Exit Sherman Way, go west on Sherman Way, we are on the left just past White Oak.
